A housing counselor or legal services provider will submit an application to MAP on behalf of an eligible homeowner. Working with Sustainable Neighborhoods LLC, the counselor or legal services provider:
- Determines whether the homeowner qualifies;
- Decides how much to borrow in order to keep the homeowner in his/her home;
- Prepares the MAP application;
- Negotiates with the lender/servicer to develop a plan to modify or satisfy the mortgage or pay-off arrears and resume regular mortgage payments; and
- Assists the homeowner in closing the MAP loan.
Funds awarded through MAP are paid directly to the mortgage lender/servicer.
There are no monthly principal or interest payments on MAP loans. There are no application fees, no credit report fees, no processing fees, and no property appraisal fees associated with a MAP loan.
The MAP loan is repaid when the homeowner re-finances, sells, or otherwise transfers the home. If the homeowner remains in the home without refinancing, the MAP loan is due at the end of the first or second mortgage term, whichever is longer. In some cases, MAP loans may be forgivable; specific terms can be found in the MAP mortgage. For more detailed information on loan terms, contact MAP.

Applicants must be residents of New York City.
Only owner-occupied 1-4 family houses and condominiums are eligible for MAP assistance. Co-ops and buildings with more than 4 units are not eligible for MAP assistance.
Applicants for MAP must have an annual household income at or below 165% of Area Median Income (AMI).

To receive MAP funds, applicants must have a final (post MAP and/or modification) housing debt-to-income ratio of no more than 40% of gross monthly income (front-end). For this calculation, housing costs include payments of mortgage principal and interest, property taxes, and insurance. In addition, applicants must have a final (post MAP and/or modification) total (back-end) debt-to income ratio of no more than 55% of gross monthly income.

A signed copy of the Authorization Form is required even if your client meets with MAP staff during office hours to submit his or her application

The MAP Client Worksheet helps your client help you by providing you with all of the information you need to submit a MAP application. The packet also contains a MAP flyer with program basics, the authorization form, and the required documents checklist.
